Phase One comprised the construction of an 18,605m2 production building, incorporating 4,400m2 of GMP cleanroom space, with associated MAL and PAL ancillary areas, a warehouse, and 4,400m2 of shell and core accommodation for future cleanroom tool rooms. The building includes dedicated plant and communications rooms, as well as a three-storey office block forming the principal frontage. Extensive supporting infrastructure was delivered during this phase, including two security buildings, a sprinkler pumphouse, an ESB substation, an enclosed external service yard, and five external AHU platforms.

Phase Two involved the full fit-out of the previously constructed Cleanroom Fourteen, delivering 4,400 m2 of high-specification cleanroom accommodation. Works included two cleanrooms, a clean corridor, associated MALs and PALs, a 1,150 m2 cold room with DM3 floor specification, new AHUs, AHU platforms, M&E installations, communications rooms, and generators.

The third phase involved modifications to Cleanroom Twelve to support a new manufacturing process. These works included cleanroom wall and ceiling modifications, new distribution boards, and upgrades to the compressed air and process chilled water systems.

The project was delivered within a live manufacturing environment and completed five weeks ahead of programme in Phase One, enabling the client to commence complete manufacturing earlier than planned. Despite challenges including difficult weather during soil stabilisation works, delays in securing permanent mains power, and extensive commissioning carried out on temporary power, the project was delivered to the highest safety and quality standards.
